The property market in Warsaw has been growing at a rapid rate in recent years. Property in Warsaw has become hugely popular for Polish and foreign property investors.

In 2006 on average property in Warsaw rose by 50%, this rapid rise is set to reduce slightly but more sustainable rises will continue steadily for at least the next ten years.

A steady growth of around 10% per anum is predicted for the near future, but this is a conservative figure

The current situation in Poland is that there is a severe shortage of new apartments being built. In 2006 about one hundred thousand new apartments were constructed and it is predicted that a figure of over one million apartments are needed in order for the huge demand to be satisfied. This shortage in Poland as a whole translates to property in Warsaw. The capital is a major destination for Polish workers, mainly young people, moving from outlying areas around Poland looking for work. This is putting even more pressure on the property market and so prices are rising and this is sustainable, it will continue for the forseeable future.

The districts of Bemowo, Ursynow, Mokotow and Zoliborz are areas that have seen a large amount of demand from Polish apartment buyers and overseas property investors looking to capitalise on the Warsaw property market. The infrastructure in these areas suits city workers as transport links are good and the areas offer affordable prices. In these areas the buyer will have the best opportunities of renting to young Polish workers who are working in the city.

Warsaw is in international capital city with plently of potential when it comes not only to international real estate but also the business opportunities that are emerging in the city.

International business and investors are locating in Warsaw due to it's growth and location in the centre of the new Europe as well as the government incentives offered to companies relocating.

The strength of Warsaw is helping to drive the Polish economy forward, the future looks bright for Poland's capital.
